Whether you own a Victorian terrace in Clapham, manage rental properties in Westminster or run a business in Central London, arranging an Electrical Installation Condition Report (EICR) is one of the best ways to ensure your property’s electrical installation remains safe. While many people know they need an EICR, fewer understand exactly what happens during the inspection.
At TNS Electrical Solutions, we carry out EICRs across London for homeowners, landlords and commercial clients. We regularly inspect everything from period homes and converted flats to offices and retail premises, helping property owners identify hidden electrical faults before they become expensive or dangerous.
What Does an Electrician Inspect During an EICR?
An EICR is far more than a quick visual check of your sockets and switches. It is a detailed assessment of your property’s fixed electrical installation to determine whether it remains safe for continued use.
The consumer unit is thoroughly inspected. Your electrician will examine the condition of the consumer unit, ensuring circuit breakers, residual current devices (RCDs) and protective devices are operating correctly. They will also check for signs of overheating, damage or outdated equipment that may no longer provide adequate protection.
Sockets, switches and lighting circuits are assessed. Frequently used electrical accessories are checked for damage, loose fittings, scorch marks or signs of deterioration. Lighting circuits are also inspected to ensure they have been installed correctly and remain safe.
Earthing and bonding are tested. Proper earthing is essential for electrical safety. During the inspection, the electrician confirms that your property’s earthing and bonding arrangements provide the level of protection required under current wiring regulations.

How Is an EICR Carried Out?
Every electrical installation condition report combines a visual inspection with specialist electrical testing.
The inspection starts with a visual assessment. Your electrician looks for obvious signs of deterioration, previous poor-quality electrical work, damaged accessories or unsafe alterations that could affect the installation.
Electrical testing follows. Specialist equipment is then used to test the performance of the electrical circuits. These tests assess insulation resistance, continuity, polarity, earthing arrangements and the effectiveness of protective devices. Some circuits will need to be temporarily isolated during testing, but your electrician will explain the process beforehand and minimise disruption wherever possible.
Once complete, all findings are recorded within the report together with recommendations for any remedial work that may be required.
What Do the EICR Codes Mean?
Every observation identified during the inspection is assigned a classification code to show its level of urgency.
C1 (Danger Present) identifies an immediate risk that requires urgent action.
C2 (Potentially Dangerous) indicates a fault that should be repaired as soon as possible because it could become hazardous.
FI (Further Investigation Required) means additional investigation is needed before the electrician can determine whether a fault exists.
C3 (Improvement Recommended) highlights opportunities to improve the installation without affecting the overall safety of the property.
A report containing only C3 observations can still receive a satisfactory outcome, while C1, C2 or FI observations will normally result in an unsatisfactory report until the necessary work has been completed.
When Should You Arrange an EICR?
Many property owners wait until they experience electrical problems, but arranging periodic inspections is the safest approach.
Homeowners should consider an EICR when purchasing an older property, after major renovation work or if they have not had their electrical installation inspected for many years.
Landlords have additional responsibilities. Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations, most private rented properties in England must have their fixed electrical installation inspected and tested at least every five years by a qualified person.
Commercial properties also benefit from regular inspections, with appropriate testing intervals depending on the building’s use and the condition of the installation.
