Essential Landlord Checks & Certificates

EICR (Electrical Installation Condition Report)

Legally required for all rental properties in England.
Must be carried out at least every 5 years (or sooner if specified by the report).
Checks the safety of wiring, sockets, lighting, and fuse boards.
A valid EICR proves your electrical systems are safe and up to regulation.

Gas Safety Certificate (CP12)

Required annually for all properties with gas appliances.
Must be completed by a Gas Safe registered engineer.
Covers boilers, cookers, and any fixed gas installation.
You must provide tenants with a copy of the certificate.

PAT Testing (Portable Appliance Testing)

Recommended for any electrical appliances supplied by the landlord.

Smoke & Carbon Monoxide Alarm Checks

Legally required:

At least one smoke alarm on every floor.
A carbon monoxide alarm in any room with a solid fuel or gas appliance.
Must be tested at the start of each new tenancy.

Emergency Lighting & Fire Alarm Systems

For HMOs (Houses in Multiple Occupation) or larger properties.
Should be inspected regularly and maintained to BS standards.

Energy Performance Certificate (EPC)

Required before letting or marketing a property.
Must be renewed every 10 years (or sooner if major upgrades occur).
Minimum rating E or above is required for rental properties.
